Green Avenue comes to Gurgaon[26th Feb 2010, Financial Chronicle]

 
Avenue 71 promises to offer climate appropriate design, environment-responsive construction, and a plush lifestyle close to nature With consciousness of problems like global warming and other ecological imbalances increasing, many real estate companies have are going the green way. They are offering properties that bear certification from the ministry of environment and other such recognised bodies. One such real estate company that has come with an energy-efficient and environment-friendly residential township is CHD Dev­elopers.

The company recently performed the bhoomi poojan of its residential township ‘Avenue 71’ in Sector 71, Gurgaon-Sohna Road, in the Natio­nal Capital Region. Spread over 16.5 acres, the property is being constructed at a cost of Rs 800 crore. At Rs 3,950 per sq ft, the township offers 2, 3 and 4BHK apartments, priced between Rs 75 lakh and Rs 1.07 crore.

With a ‘Gold Certification’ from the ministry of environment and fo­rests, CHD Developers plans to develop Avenue 71 as an energy-efficient and environment-friendly township that aims to conserve water and power and promises zero water discharge.

The township, designed by architects PageSoutherlandPage and Qui­ntessence Design Studio, maintains a balance between energy usage and design excellence. By offering climate appropriate design, with environment-responsive construction, and cross-ventilated rooms, Avenue 71 would allow residents to come closer to nature. It also offers elaborate fountains, inspired by the works of European sculptors. Eighteen per cent of the total area would be used for buildings while themed gardens would occupy majority of the open spaces.

Ravi Saund, head (business development), CHD Developers, said, “We look forward to a lifetime association with our customers. The project wo­uld offer residents with all kinds of modern amenities and world-class facilities, which will enhance their standard of living and comfort.”

Avenue 71 will have a state-of-the-art community club with facilities like swimming pool, jacuzzi, steam and sauna, billiards room, cards room, reading room, sun deck, a 50-seater theatre and a multi-purpose hall. The township will also have a sports arena, which will include a tennis court, basketball court, squash court, skating track and a jogging/cycling trail.

The project will also house a kids’ zone with nursery school and playing area. The complex is designed keeping in mind the needs of differently-abled residents. It will also house an open-air theatre.

Saund added, “Avenue 71 has received an encouraging response. We have already sold around 9,62,000 sq ft of space. Our performance is testimony to the underlying strength of demand from both owners/occupiers and investors. The project will be ready for delivery in 2013. With this project, we take another step towards providing a premium lifestyle to residents. With Sohna Road becoming the most sought after destination for real estate development, we expect a highly positive market allowing residents to enjoy the luxuries of life.”
